Key Responsibilities

  • Report any problems with building vendors and/or sub-contractors to the Property Manager, i.e., landscapers, trash, lot sweepers, janitorial, etc. Know the schedules and what the vendors/sub-contractors are responsible for at each building.
  • Inspect buildings on a regular basis, maintaining an awareness of any safety hazards and/or energy management problems that may need to be resolved.
  • Be familiar with all building systems and locations of fire panel, backflow prevention, HVAC, type of filters utilized at each building, shut-off valves, sprinkler shut-offs, sub-meters, etc.
  • Work with Property Manager to establish an annual budget for the building’s repair and maintenance program.
  • Be aware and monitor events occurring on the property, including capital and tenant improvements.
  • Maintain positive interaction with tenants, vendors, and sub-contractors.
  • Complete tenant and building work orders as assigned by Property Manager in a timely fashion, following the procedure determined by type of system being utilized.
  • Inspect each building on a regular basis with the Property Manager, including inspection of work done by third-party vendors to ensure that it is completed accurately and on schedule.
  • Maintain awareness and communicate with the Property Manager any issues with tenant improvements being completed, and monitor and report any problems with the general or subcontractors.

Required Skills

  • Ability to participate in a team environment where the staff is working together to obtain the highest and best tenant relationships and building operations.
  • Demonstrate organizational and time management skills and the ability to listen to and interpret instructions.
  • Light experience in HVAC, electrical and plumbing skills.
  • Be available on a rotating schedule basis to respond to after-hours emergency calls.
